The more I worked on this public comment the more I learned about zoning and permitting and the more I believed the DQ drive through is toast. I expect PP&D's decision and justification will be close to what I've come up with since there's no way the applicant's narrative holds up in court.

If anyone is curious how it went: First I put the trunk in my bag so keep the bottom secure. Then I used bungee cords to wear the tree like a second backpack. For an added layer of security I added twine to secure it around my waist and keep the tree tight to my back. It ended up being pretty easy.

I don't think there's anything wrong with talking about the state of the housing market as a "market failure" but if you are a skeptical of well functioning markets, as many of us are, here's an alternative: the housing market is working as designed, and we should design it to work differently
