The irony of the "this not that" approach to housing is that it hurts all modes. You wind up where the only projects that proceed are those that can carry costs through all the approvals which ultimately ends up being the higher density ones (at a higher cost) because of margin demands.

No seriously what is the cost? The alternative to street parking and loading is a community parking and logistics hub. If it's essential infrastructure, build it, fund it, operate it. But get it out of our public thoroughfares, and ground floors.

People really need a better handle on what a luxury apartment actually is because marketing has divorced its use from reality. These are modern units, the multiplexes going up in the heart of the yellow belt are very rarely luxury. Building multi-use on Bloor doesn't mean we don't build elsewhere.
