Single-stair plus multifam zoning on single-fam lots might be what prefab needs to take off. Manufacturing processes require scale and repeatability; only single-family lots deliver those. Homeowners want too much customization in ADUs, but developers might be profit-minded enough to see the vision.

NYC Questions 2, 3 and 4 all look to pass comfortably. This is a very good thing, because they'll allow the city to build a more affordable housing, bypassing NIMBY councilors and streamlining housing approvals. HELL YEAH.

The only reason the owner can afford to keep this eyesore is that California's property tax system is very, very stupid. I can understand the political reasons for fixing property tax for primary residences at artificially low levels (even it's a bad idea) but why do it for commercial space?
