I am curious what you tend to regard as good design these days. Because in my experience energy efficiency in traditional homes often reduces quality of life. Like a colonial already struggles to circulate air or pull air through from outside. More insulation / sealing just makes it stuffier.

Easiest: Put the washing in one room, close the door, open the window. Best: get a mechanical ventilation system. Ideally MVHR, perhaps decentralised, in some room(s). Consider an air-to-air heat pump, perhaps just for some rooms (relatively cheap & easy to install, now with grants).

The R3 “pre zoned” apartment zoning is a big step forward in terms of making smaller multifamily easier to permit (by trimming off the negotiated phases) - but it’s not yet tailored to single stair options and is biased against small lots, where the allowed density is much lower.
