Boosting housing supply helps increase the odds that housing voucher holders find a home to rent where they can use their voucher.

This is such a key point. Fundamentally to solve the housing crisis we need more redistribution and more housing.

The reason I champion more housing is not because I’m a free market developer shill (I’m not). It’s because the ethos of “there’s not room for more” always hurts our poorest neighbors the most. Zoning reform won’t solve affordability but without it we can’t make real progress.

This is insane — hopefully forever banishes the myth that expanding supply does nothing for low-income people

As Chirag says: more supply means more effective redistribution. A family given a housing voucher in a supply constrained market often never finds a home.

What is the ostensible bull case on how the tariffs are supposed to incentivize China and Mexico to change behavior? Those countries just witnessed Americans bearing the brunt of 9% inflation with nary an impact on consumer spending. If Americans will eat the tariff, why change behavior?

This is primarily why a D administration has so much more ability to create housing abundance: the way the top can create change is for the President to personally (face to face) demand that blue jurisdiction leaders enact sweeping zoning reform, and offer help. Won't happen now.

Seeing a lot of cautious optimism for (housing, energy) abundance under the incoming administration. I think it's all pretty misguided and unlikely to lead to anything. A few thoughts below...

They talk about planning a LOT. A political determination to build and reshape this land-constrained island is visible. And it’s the concerted investment in stock which gives them so many options vis a vis social programs, transit linkages, and green infra + spaces.

This is going to be an issue for the Fed in a couple years (somewhat of the Fed's own making) The pipeline of future rental supply is quickly dwindling. Likely fragility for market rent inflation in the next yr or two (and for CPI w/ a lag)

Multifamily starts for October 2024 came in lower than any October in 12 years. Year-to-date, completions are outpacing starts by 218,500 units -- a massive deficit pointing to significantly reduced apartment supply by 2026.
