The mechanism of price drops across rental housing is new build Class A units sit empty and start offering free months, the class B units and Class C units then have to cut top line rent in order to keep occupancy up. This units usually don't have mortgage covenants keeping top line rent up.

Someone on Reddit was defending Matt Mahan and San Jose as being pro-housing. Nope... San Jose is on track to meet 22% of their RHNA (about half of what the apparently "good" big cities are doing, namely Sacramento and San Jose). RHNA rate is itself, about 70% of Austin's rate over last 9 years.

If developers always build up to the maximum (density, height, etc.) that’s allowed in your city, that’s a sign that your zoning rules are substantially restricting housing supply.

America’s major cities should have zoning capacity for at least 4-5x their current populations, like they did back before the Big Downzones of the 60s and 70s.
