Spending time in France and Switzerland, it’s clear that the “missing middle” in North America isn’t townhouses and duplexes. It’s mid-rises. Especially mid-rise neighbourhoods. Our denser urban fabric (Montreal, Chicago, etc.) is still mostly 2-3 storeys, not 4-8 like is so common here.

The battles over multiplexes rage on with rearguard actions to increase their costs. Last month it was studying adding design requirements for multiplexes (but of course not single family houses). This month it's trying to increase by-law scrutiny of multiplexes (but of course not SF houses).

Preston St is in the core of the city, a handful of blocks from a bustling commercial street, a university, and several parks and hospitals. If staff didn’t envision quite this many units here, staff are either unqualified for their jobs or lying.

This is a 5 minute walk from the region's largest University and 10-15 minute walk from two separate employment clusters. It's adjacent to the city's bike network and is a 60 second walk from the city's highest frequency transit line. Each bungalow goes for roughly half a million.

IMO it's a good start and now comes the actual work of putting it into place, at the speed that it needs to happen, with the challenging bits to come. Like an intention to steer the ship in the right direction and now you have to actually do it.
