Fruit coops in CA did some land developments where they basically sold 5-acre ranchette homes, that came pre-planted with citrus or avocado groves. IIRC the new homeowners had the option to either manage the groves themselves, or just live there & have the co-op manage it.

In 2019, 45 changed how Chapter 12 bankruptcy (farm version) to dramatically allow more the wealthy to take advantage of the special soft landing provisions - encouraging investors to use farming as a financial instrument: the raise in farm bankruptcy is not about farms, but about overall bankruptcy

This is why we can't just keep bailing out farms. Too many of the "small farms" are just more rich pricks socializing the losses as they privatize the gains.
