I see there is growth vs degrowth discourse happening again, and I'd like to again suggest that Georgism cuts that Gordian Knot. Georgism recognizes the finitude of natural resources and says, "You may use them IF you compensate current and future generations for their loss"

FWIW I largely endorse this. LVT is better than traditional property taxes, but property taxes are significantly better than all the rest. One of the most impactful things Georgists can be doing right now is defending the valor of the property tax against slopulists of both blue and red varieties.

I donβt think itβs sufficient for Democratic officials to treat these rulings like partisan acts from an out of control activist court. They should be regarded as part of a criminal conspiracy against the republic.

California, Illinois, New York, Colorado, Maryland, Oregon, and New Jersey should wipe every single Republican in their congressional delegations. The rules are whatever Republicans can get away with. We can win or play fair, I know which one Iβm picking.

The Republican Party would like you to believe that they deplore political violence yet their official view of the 2nd Amendment is that any effort to enact gun control is an assault on their inalienable right to shoot government officials they deem too dangerous to the republic.

Listen, they are building concentration camps and threatening genocide against a country of 90 million people. There is not a single remotely legal tactic that is impermissible when it comes to stopping them.

Years ago I was skeptical of the idea of rape culture. But then we elected a rapist and the billionaire Epstein people all rape and then a lot of members of Congress rape too and I think perhaps it's a culture of rape.

White nationalists love to post crime statistics to make the (flawed, obviously) case that black people are dangerous. POTUS just posted video of a single murder by an Haitian immigrant, to make the case for deporting all Haitians. Trump is somehow more racist, stupid & evil than a typical ynat.

Homeownership is an especially shit way to encourage retirement saving because homeowning retirees do everything they can to avoid drawing down their equity. So they underspend during retirement, overconsume housing that young families need, and then leave it to their kids (a petite aristocracy).

If developers always build up to the maximum (density, height, etc.) thatβs allowed in your city, thatβs a sign that your zoning rules are substantially restricting housing supply.

Nice empirical data how upzoning works to reduce prices. By reducing the cost of the land component of housing. Also a good explanation of why one canβt take the observations from upzoning a single parcel and think they work the same for broad upzoning (a fallacy also known as Condonomics).

For those paying attention, this new paper out of Auckland (hi mum!) puts Patrick Condon's silly diagram out to pasture. Turns out that housing demand isn't actually perfectly elastic. Who knew?!

Check out my talk below where I draw the intense parallels between today's political crises and the Gilded Age crises that motivated Henry George. I argue that much of the current loss of faith in the American Dream originates in the closing of the (suburban) frontier. Quietly proud of this one!
