This from Vic Gupta is not right. Much of TO’s “infrastructure” funded from DCs is not related to the actual growth and/or is happening anyway and/or may not be needed at all. There is no meaningful scrutiny of DC and no pressure for the city to build infill and use existing infrastructure.

Toronto should follow suit. Standardize the lot and building requirements that give us in effect thousands of zones. Get down to a handful of residential zones. Make the new zones permissive so they don't shrink wrap the existing built form or prevent infill through excessive requirements.

A 4-storey, 10 unit apartment building at 877 Ossington, two blocks north of Ossington station, has been held up for 9 months and counting at the committee of adjustment. It has 66 letters of opposition by my count, including from the local councillor. MTSA zoning can't come fast enough.

With the MTSAs revised and approved I think we've removed the cost and time of most OP amendments for a while. I want to see how the city will implement the MTSAs but hopefully removed most zoning amendments for a while too. We're about to find out a lot more about the cost of site plan control.

Meanwhile, in Toronto, we're reassuring the residents of Bloor-Danforth that that the Protected Major Transit Station Areas won't allow more density. Not that it matters when the province hasn't approved the MTSAs that have been on the Minister's desk for 4 years.
