A single-family home on a 1-acre lot can use 4x—or more—the water of a townhome on a smaller lot. If we're worried about water demand, the problem isn't housing production. It's sprawling development patterns that require large, heavily irrigated lawns.

Boston permitted just 432 housing units in Q1 2026, 266 of them in the multi-phased, subsidized, Bunker Hill redevelopment. At this pace, the city is headed for its worst year of housing permitting since 2010.

Fun fact: Grendel's Den (pictured) had to fight for 5 years to get a liquor license - all the way to the US Supreme Court. In the 80s, MA still allowed any school or church within 500 feet to block a liquor license. So it's amazing that we could get open containers so quickly for the World Cup!

"Eliminating minimum parking requirements" does not mean "eliminating parking." After Minneapolis removed parking minimums, citywide parking ratios dropped from 1.0 to 0.73 spaces per unit. Walkable areas often built little parking, while others built closer to prior levels.

Since 2023, roughly 7,000 of the approximately 30,000 housing units permitted in Massachusetts have been located in MBTA Communities zoning districts. Mr. Minogue has campaigned to repeal the very law helping produce those homes.

Boston’s Zoning Board of Appeals approves 90% of parking variance requests, with many approved projects providing 0.5 parking spaces or less per unit. If nearly every project gets relief from minimum parking requirements, perhaps the requirements themselves are the problem.

There shouldn't be any parking minimums in Boston. Maybe, a small driveway in outer neighborhoods at most. The market would probably command that spaces exist in the furthest out neighborhoods. You don't need to mandate it.
