Beverly didn’t wait for the state to tell them to do the right thing. New zoning in the 2010s unlocked 1,400 new homes, largely along a transit oriented stretch of Rantoul Street. They knew more housing options would make their community stronger & support new small businesses.

After living in Asia for 13 years it's amazing to me how Americans actively choose such shitty housing & zoning policies. Nobody in America outside of New York or Chicago knows what real density is or how it vastly improves quality of life.

Minneapolis built more housing than any other major Midwest city & it’s not a mystery why. They allowed modest density housing types city-wide, cut regressive parking mandates, and made it easier to build apartments near transit. The results: more homes + slowed rent growth.

Dodger Stadium's parking lot is so big that it could fit an additional 10 Dodger Stadiums. People think that families were displaced out of Chavez Ravine in the 50s in order to build the stadium, but it's technically more accurate to say that they were displaced to build the stadium's parking lots.

Weston, MA has 11,443 people living on 10,481 acres of land <15mi from Boston. Modest reforms to allow 15-unit/acre on barely 1% of the land passed Town Meeting this week, required by MBTA Communities. 89% of the town still requires at least 40,000sf of land to build a 1f home.

Note that this building that now houses at minimum 114 people actually greatly improved the neighborhood character when it replaced some rusty sheds and a dilapidated single family structure.

Fairly certain if we hadn’t built places like this 200 years ago we’d never allow ourselves to build them today. Imagine being in the first public meeting proposing this level of density to Newburyport today…

The #1 thing I have learned about housing policy is that housing is too expensive & supply is limited because *people make it that way.* Some of that is active NIMBY opposition; some is a simple failure to fix broken rules like the one below.
