The JC Redevelopment Agency has struck a deal to sell the old Public Service trolley terminal (left) & the former HCC bldg (right) in Journal Sq. The Public Service building would be preserved & become a "destination food hall"+hotel. The HCC building would be demo'd for a 34-story, 320-unit bldg.

You love to see it!! If you are a Jersey City driver and hate being stuck in traffic, this is good news. If the City is willing to put in the supports to enable more car-free households then everyone benefits.

The 2024 one-year Census ACS data show that almost 44% of JC households are car-free for the first time since this data series started in 2011. It's noisy data (+/-4% margin of error), but the trend is clear I think.

Currently a city parking lot, it will have 0 car parking.

I want to say I don't stand by my ZORI analysis comparing ZIP codes. It was not rigorous at all (too apples-to-oranges) & too prone to fishing expeditions. Really the only way to look at neighborhood effects of construction on rents is using rent-roll or USPS data or similar fine-grained data imo.

Here you have a developer arguing against a broad upzoning. Politically connected and deep-pocketed developers actually benefit from strict zoning, because it puts up barriers to competition for small fry who could compete with them. YIMBY is anti-monopoly.

The section of Greenville near the Danforth Ave light rail stop is older than you'd expect for the southern end of JC. A Central RR of NJ stop opened here in 1864 and there are plenty of buildings from the 1860s to 1890s.
