One of the misconceptions I hear a lot is that new housing improves affordability because it gets old and cheap eventually. Sure, but thatโs not really it. New housing slows rent growth right away by creating new housing options so landlords risk losing tenants if they raise rents.

These "requirements to build affordable housing" are a demand that home builders rent or sell a percentage of brand new homes at a loss. This is a tax on new housing that has worsened the housing shortage and increased rents in every city where it was implemented. Policymakers should reject them.

Unfunded IZ presupposes a permenant housing shortage: the moment rents fall too low to cross-subsidize the unfunded mandate, development stops until rents rise again. It's housing policy pseudoscience.

Billy, this is a Georgist land tax. It targets economic rent from land. Itโs Pareto-efficient and non-distortionary. Its defect is that it is political suicide.

the ultimate reason of why I do not support free transit is that transit funding has tradeoffs, and using the money to improve service is almost always going to be more valuable enabling people to go from car ownership to transit is always going to be more valuable than cutting their fares

Once again, immigration is not even a problem. Immigrants are not more criminal, they don't cost jobs, they don't harm the economy. There is no reason for any of this. It is hurting ourselves to hurt them.

So-called โinclusionary zoningโ is a tax on new housing that reduces the amount of housing that gets built, worsening the housing shortage and driving up rent. It is bad, counterproductive policy and we should stop doing it.

A single person making $82,000 a year should not need a subsidized apartment. A family making $117,000 should be able to buy a home. We need to build more homes until median rent is less than 30% of median monthly income and median home prices are less than 4x median annual income.

โInclusionary zoningโ is one of those policies that sounds great at first but then when you look at the actual impact it ends up just being a massive tax on new apartments that exempts single family homes, accomplishing the exact opposite of the intended effect
