The first tenant at the Teesworks site is making half its workforce redundant because it can't fulfil orders. The site is leased to SeAH by the public sector, who lease it from Macquarie. If SeAH goes under, the public sector is on the hook to the tune of £3.65m a year for 40 years with no income.
