This breaks some people’s brains. In most cities, Costco stores fuel sprawl & car dependency. In Vancouver, our full-sized downtown Costco has residential towers above & a skytrain station next door. LOTS of customers don’t drive to it. We live a block from it. We call it “the convenience store.”

I'm pro-housing. It's hard to explain just how good that competition is for housing costs. Here's a live look: A high-rise across the street from 1212 Laurel (Pullman) added 300 new condos just 16 months ago and another tower less than 0.5 miles away (Emory) that opened 312 more condos this year.

The most heartwarming part of all this drama is that there aren’t enough NIMBYs in his district for a recall effort - they couldn’t even get the signatures for it so the real estate agent from Franklin who led the group had to scrape up anti-housing advocates from other districts to make a fuss.

Councilmember does the right thing, increasing opportunities for housing. Entitled homeowners don't get their way & proceed to throw a months-long tantrum.

The latest product of Nashville's "Neighborhood Maintenance" zoning conventions is this 6 bed, 5 bath, 3 story, $2M house. The neighborhood that the zoning is purporting to maintain is full of 800-1600 sq ft houses that sell for $300k-$500k. You need to make $400k+ a year to afford the new house.

I’ve never been more tired trying to beat a bus. I beat it out of principle but no one is actually going to do that. Riding the bus beats walking or driving downtown, pass it on.

Nashville had an incredible opportunity here to 1) do the right thing 2) embarrass Elon Musk, and 3) prove conservatives wrong by building the bus lanes called for in Connect Downtown. No further engagement needed, no outreach, no hand wringing. We did all that already. Build it.

Downtown Nashville’s best block for street trees and great sidewalks is also one of its worst for buildings that engage with pedestrians.
