10/ This is where the punch lands on you. Your rent climbs 12% bcuz an algorithm said your neighborhood could bleed a little more. You choose between medication and rent. You skip meals. You move into a worse apartment. Your family gets displaced. The algorithm doesn't feel it & doesn't care.

9/ Meanwhile, Trump is freezing state AI regulations. Cities like San Francisco, Jersey City, and Minneapolis passed their own algorithmic pricing bans. Now those protections are under attack. The federal enforcement you hoped for is gone. States are on their own. You're on your own.

8/ Then Trump took office. His DOJ settled with RealPage on corporate-friendly terms in November 2025. RealPage can still use old data. Can still auto-accept price recommendations. Days later, RealPage sued New York to block algorithmic pricing bans. The settlement was permission, not accountability

7/ The Biden administration saw the problem and tried to act. The DOJ sued RealPage. The FTC went after Invitation Homes. They secured settlements, filed cases, and signaled enforcement was coming. It felt like someone finally had your back.

6/ Then came the institutional investors. After the 2008 crash, firms like Blackstone and Invitation Homes bought 80,000 homes across the country. Your neighbor isn't a person anymore. It's Wall Street, and your home is a high-yield asset class on a spreadsheet.

5/ By pooling non-public data into a single digital brain, competing landlords started acting like a single housing cartel. In some cities, RealPage controls pricing decisions for up to 90% of available rental units. Competition died, and coordination replaced it.

4/ This flipped the entire rental market. Historically, a landlord with an empty unit would lower the rent to attract tenants. But RealPage's algorithm does the opposite: it tells landlords to keep units empty to maintain an artificially high price floor across entire markets.

3/ There was no secret meeting in a smoke-filled room. Instead, there was a black box algorithm owned by a company called RealPage. Competing landlords were feeding their private data into the same system, and it was telling them all to charge the same inflated price.

2/ In 2023, investigators in Phoenix found something disturbing: four different apartment buildings, owned by four different landlords, were charging identical rents. Not similar. Identical. All exactly 12% higher than comparable properties nearby.
