This is an active charging session, & you can see that an older Bolt takes a long time to charge at 30amps (24amp charging). Ignore the miles added, it guesses. My battery is 66 kWh so 5+ hours to charge a bit less than half. New EVs are much better but mine was way cheaper because of that

Tip on utilities in MN-Xcel just added a new rate system that's much more feasible when considering the higher electric cost in summer related to AC use. Current rate is super cheap 9pm-9am but of course running ACs during the day=ouch. Switched to the more moderate new tier and 🫰it's overall less $

Welp, cancelling the NorthstarMLS listing doesn't cancel the Exclusive Right to Sell contract. I have emails from both the broker & realtor stating they release me, so those are next up for the document review. Eventually I'm going to figure out if this will be a short sale or can be relisted!

Did the $240K counter & plan to hire an attorney to review any contingency (very unlikely she'll take the counter & I'm not dropping the price lower). Fully expect major issues w/any contingency if it gets there & demands for things like new siding. Need to be sure I can cancel the sale.

I just can't get over that I got an offer of $208,550 on a house selling for $240K after I just covered the roof and dropped it $10K. If you add the roof and original price, that's asking me to cover $51,450 (effectively lower the price) on a house I bought for $230K. Deeeeep breathes.
