Fundamentally, the odds of a Reform government increase with Starmer remaining as PM. That is not something I particularly want to leave to chance. A new leader may well not be able to avoid that fate. But this one almost certainly will not.

Yes, agree with this. Frankly I'm not enamoured with the alternatives but Labour's McSweeney led strategy has catastrophically failed. Starmer isn't being a politically astute PM (which oddly enough is important) and is unwilling to change, so he needs to go.

I do fear for some of the good stuff this govt is doing - especially on housing. Tories successfully used perceived failures of New Labour on economy to gut our local govt infrastructure and roll back progress on social housing. Own goals by Labour under Starmer could be used for similar ends.

This comes back to the central issue - leasehold is simply an awful tenure. Add in niche/highly restrictive items, such as age requirements, and new build premiums and you have a perfect storm for those trying to sort out post death practicalities.
