Office-to-resi on just one floor, to create 20 units in Queens! Architect John Cetra (very active with office-to-resi) was the applicant, "to convert the 17th floor to residential use". TBH, we're somewhat confused because this building seems to allow for renting already. We'll keep you updated!

Latest ADU count for NYC: 67! We can now also break this down by floor. New builds are often in the cellar/basement, while alterations are most commonly on first floor.

The architect Nikolai Katz is just everywhere! 56 units in a new building on 11 Cornelia in Bushwick, falling under ULURP 2019K0199, at 9 stories and 84 ft. The zoning is complex, looks like a 6-lot assemblage. We'll check back in when the zoning docs arrive.

77 new units for Bed-Stuy at 1123 Myrtle Ave! Architect: Hamish Whitefield, possibly part of the big Myrtle Ave rezoning (ULURP 2020K0310). Filed on 1/27 for this 30K sq ft lot, with 116K sq ft residential and 3K commercial at 8 stories. And so much change nearby!

79 Units for Jamaica, Queens: A new filing by Leandro Nils Dickson Architects for 13 stories and 124 feet with 39K sq ft residential at 95-28 147 Place. So much action nearby: We count 1,866 units added (based on filings) within 916 ft, all since 2022.

80 Broad Street: From office to 326 residential units, filed by Rawlings Architects on 1/22. The converted building will have 324K sq ft residential, 13K commercial. And just look at all these other conversions nearby!

30 Units coming to Claremont-Bathgate (East Tremont?) in the Bronx! All residential, 20,204 sq ft at 6 stories and 57ft. Lots of stuff getting built nearby. Architect of record is Nikolai Katz, who's kept extremely busy and pops up all over.

5 Times Square creates 1224 residential units! With address change to 592 7th Ave in Manhattan, from an office-to-resi conversion. Filed on 1/13 by RA Ambrose Aliaga Kelly with Gensler Architects, with 907,560 zoning square foot (870 resi, 37 comm).

99 Units coming to 918 Atlantic Avenue in Brooklyn! Filed by Fogarty Finger architects on 1/13. 74,704 total sqft zoning area (3.1K commercial, 71.6K residential) at 16 stories and 184ft.

More and more ADUs: 85-33 263 Street in Queens Adding a new second floor and an ADU, filed on 1/8 by the professional engineer.

And another ADU: 90-49 53 Avenue in Queens. T Total filing count: 34 as of 1/7 We *believe* that this is the first attic ADU filed.

117 "controversial" units coming to Crown Heights, at 970 Franklin. Filed 1/8 by Hamish Whitefield Architects. 102 ft high, 10 stories, 86,921 sqft residential. Which sounds like a lot, but it's a 53,000 sqft lot. Do you like the new map format? Gives more context!

99 Units is the new magic number. 54-16 Myrtle Avenue, QN, filed 1/6 2800 Webster, BX, filed 1/8 We'd expect that this unit count is driven by 485-x, but could not detect these buildings in the 485-x dataset released by the state. We'll update on what we learn here!

DOB Now is offline but that won't stop us from detecting ADUs. Total count: 33 as of 1/6/2026 254 45 St in Brooklyn, filed on 1/6. What they are doing: "refurbish existing building and to convert existing cellar to an adu unit"

New ADU filing detected: 216-22 110 Avenue, Queens. Total ADU count: 33 This filing: A two-story addition with ADU. The ADU seems to span over three (!!) floors.

89 Units for the Bronx at 800 Brady Avenue. Filed on Jan 5 (Job=X01341100) by Nikolai Katz Architect. The used FAR (3.81) is a bit confusing, since it doesn't correspond to the max FARs laid out in the zoning code (3.44, 4.0 or 5.0). Let us know if you understand why!

More housing for NYC! Over the last few months, we're filing around 4,000 new units / month

A nice assemblage at 1027 Dean St, Brooklyn for a total of 80 units at 59,847 total building area. Filed Jan 1. This is combining three lots: 64 (highlighted), 44, 67 (left and top) and was matched to the Atlantic Ave Rezoning. Architect is JAY Architect & Engineering D.P.C.

99 Units at 99 Empire Blvd in Crown Heights, Brooklyn! Filed with Job number B01339675 on Dec 30. 14 Stories, 145 Feet. This project went through ULURP (2021K0393) and the applicant was Kao Hwa Lee Architects. (Even though it's 99 units, it is not listed in the 485-x database)

We're seeing a lot of new and big buildings being filed in NYC, just the last two days. Nothing above 99 units. 485-x is still going strong!
